Docket No. 187-02 DP Amend/ADLS; Carmel Science & Technology Park, Block 12, Lot 5 - Linc Systems The applicant seeks Development Plan and ADLS Amendment approval to construct a building addition. The site is located at 1402 Chase Ct. The site is zoned M-3/Manufacturing. Filed by Adam Dehart of Keeler Webb Associates for KAT, LLC. The applicant is proposing to expand the existing building at 1402 Chase Court. The site is located on a cul-de-sac and backs up to residentially zoned property fronting on Guilford Road. Please see the informational packet provided by the applicant. In addition to DP Amend and ADLS approval the applicant is requesting a Variance to encroach into the required landscape yard along the west side of the property. As can be seen in the information provided within the information packet the proposed addition matches the existing building. No concerns were raised by the public or comments from Plan Commission members that remained unresolved at the end ofthe Public Hearing. The Department recommended that the Plan Commission suspend its rules and move to approve the DP Amend and ADLS Amend at the meeting. However that motion failed and the item was forwarded to committee. The Special Studies Committee forwards this item back to the full plan commission with a 6-0 favorable recommendation as submitted. The Department recommends that the Plan Commission approve the DP Amend and ADLS Amend as submitted. Additional Note: As a DP Amend, written findings are required for action. The applicant should provide one copy of findings at the meeting for signature by the Commission President.
