Docket No. 187-02 DP Amend/ADLS; Carmel Science & Technology Park, Block 12, Lot 5 - Linc Systems The applicant seeks Development Plan and ADLS Amendment approval to construct a building addition. The site is located at 1402 Chase Court. The site is zoned M- 3/Manufacturing. Filed by Adam Dehart of Keeler Webb Associates for KAT, LLC. The applicant is proposing to expand the existing building at 1402 Chase Court. The site is located on a cul-de-sac and backs up to residentially zoned property fronting on Guilford Road. Please see the informational packet provided by the applicant. In addition to DP Amend and ADLS approval the applicant is requesting a Variance to encroach into the required landscape yard along the west side of the property. As can be seen in the information provided within the information packet the proposed addition matches the existing building. The Department is in favor of this request and the proposal submitted to the BZA requesting relief from the required landscape yard based the previous zoning change concerning the parcel to the west. If there are no concerns raised by the public or comments from Plan Commission members that remain unresolved at the end of the discussion on the item, the Department would recommend that the Plan Commission suspend its rules and move to approve the DP Amend and ADLS Amend at this meeting. If there are unresolved concerns the Department recommends that the item be sent to the Special Studies Committee for further review. Additional Note: As a DP Amend, written findings are required for action on that item. The ADLS Amend does not require written findings.
