West Carmel Center, Block D, Lot 3 - Applebee's Neighborhood Bar & Grill
The applicant seeks amended development plan and ADLS approval to construct a
restaurant. The site is generally located at the northeast comer of Michigan Road and
Commerce Drive. The site is zoned B-3 and is located within the US 421/Michigan Road
Overlay Zone.

The applicant is requesting approval of a Development Plan and ADLS for the construction of a
restaurant generally at the northeast comer of Michigan Road and Retail Parkway. The site is
located just north of the 5/3 Bank, under construction, and in front of the Super Target store.
Please see the informational packet prepared by the applicant for an overview of the site and
proposed building elevations. All T AC concerns have been addressed. The following items are
those that require additional attention:
1. Architecture:
a. The department would like to see a single color for the awnings. Perhaps to
match the doors. Green.
b. We request that the applicant confirm that the wall heights will screen all roof-top
mounted equipment.
2. Landscaping:
a. Identify the location ofthe proposed ground sign on these plans to confirm that
there will be no conflicts.
3. Signage:
a. The applicant is proposing a total of five (5) signs where one (1) is permitted.
b. The proposed ground sign meets ordinance size and height requirements.
c. The Department is not in favor of the request for four wall signs.
d. Are the wall signs green or black? Provide greater detail of the signs. One
rendering shows green and the other black. How are they illuminated?
e. The signs proposed for the east and west elevations exceed the size limitation of
the ordinance, 60 square feet, and appear in disproportion to the rest of the
building. As measured by Ordinance they are 88 sq. ft. in area. Please reduce in
size to be compatible with the building proportions.
f. What are the sign faces? Exposed neon is not acceptable! This comment also
applies to the ground sign.
4. Lighting:
a. Provide cut sheet of building lighting fixtures.
b. Which light style are you proposing. There are several on the page provided.
The applicant should be prepared to discuss these items with the Special Studies Committee.
The Department recommends that this item be forwarded to the Special Studies Committee
on February 4th for further discussion.
