Docket No. 183-02 PP; Wexley Chase (Primary Plat) The applicant seeks approval of a Primary Plat for a 40-10t residential subdivision on 29.974::1:: acres. The site is located on the north side of West 126tb Street, Y2 mile west of Towne Road. The site is zoned S-l/Residence - Estate. The petitioner also seeks approval of the following Subdivision Waivers for one street: 183-02a SW seD 6.3.6 reduced pavement width 183-02b SW SeD 6.3.6 reduced right-of-way width 183-02c SW SeD 6.3.7 exceed maximum cul-de-sac length of 600' 183-02d SW SeD 6.3.15 reduce street centerline curvature 183-02e SW SeD 8.9.1 elimination of sidewalk (part) Filed by David Warshauer for GWZ-2 Development, LLC. The applicant is proposing a 40-10t subdivision. Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space. In addition the applicant has provided an overall layout ofthe area including various subdivisions that have received approval by the Plan Commission over the last 18th months. The Subdivision Committee forwards a 5-0 favorable recommendation to the full Plan Commission on all five waiver requests as well as the Primary Plat. The Department recommends that the Plan Commission approve the Subdivision Waivers and Primary Plat request as presented and forwarded by the Committee: Note: Written findings are required for action on both the Subdivision Waivers and the Primary Plat. The applicant should provide one copy for signature by the Plan Commission President at the meeting. Background Information: The main north/south roadway serving the subdivision stubs to the north connecting 126th Street with the Hayden Run Subdivision. The roadway completes the segment between the 126th Street and 141 st Street. The Commission has seen this connection in the approved many of the illustrated subdivisions (see exhibit provided by applicant). The Thoroughfare Plan supports these connections. The applicant has requested consideration of five Subdivision Waivers. All of the waiver requests relate to the design ofK.ilkenny Circle. The applicant should be prepared to review these with the Commission. The Department is in favor ofthe requested waivers as they allow a unique solution to often times unattractive cul-de-sac layouts.
