RE: Proposed "Wexlev Chase Subdivision" _126th Street, Hamilton County
Dear Service Provider & T AC Member:
We are proposing a 40 residential lot subdivision located on approximately 30 acres more or less. The
proposed tract of ground lies due north of the proposed new Carmel Clay Middle School located on
126th street and is west of The Villages of West Clay. The entrance into our site will be off of 126th
street lining up with the said school and will be connected to Hayden Run. We will also have a street the
will connect to the proposed Aberdeen Bend.
With the proposed "Wexley Chase" we are planning on connecting up all our utilities through these
subdivisions and from the new school that is under construction.
Enclosed please find a preliminary layout of our site for your review. Weare scheduled to go to the
December 18th TAC meeting and would like to get a letter prior, or at that meeting with any concerns or
comments that you might have. I look forward to working together again and to make this subdivision
another very nice addition to the Carmel / Hamilton County area.

CONSTRUCTION SEQUENCE SUMMARY
Wexley Chase will be developed in a single phase.

WEXLEY CHASE MAINTENANCE AND OPERATION PLAN
Maintenance of the common areas will be funded by the dues collected by the
homeowner's association, which may hire a professional property manager. Maintenance will
consist primarily of pond maintenance, landscaping and mowing. The common areas will be
governed in accordance with a recorded Declaration of Covenants and Restrictions.

WEXLEY CHASE OPEN AREA DESCRIPTION
There are no Open Space Priority Conservation Areas in Wexley Chase. The majority of
this site has been used for agricultural purposes. The area along the west bank of the J.W.
Brendle Drain slopes toward the drain, and will be maintained as open space.
The project has four areas of open space. Common Area A consists of approximately
3.26 acres of natural open space that forms a continuous area from the west line of proposed
Tuscany Boulevard, along 126th Street and the entire west line, and a portion ofthe north line, of
the property. It will include a 10' asphalt path along 126th Street. Landscape plans will call for
variable mounding, with landscaping, in Common Area A along 126th Street to provide a buffer
to the new Carmel Clay Middle School being constructed on the south side of 126th Street.
Common Area B consists of approximately 4.05 acres of natural open space and 2.67 acres of
designed open space forming a continuous area from the east line of proposed Tuscany
Boulevard, along 126th Street and the entire east line, and a portion of the north line, of the
property. It will contain a 10' asphalt path along 126th Street, and a pedestrian trail that will
connect that path with a path to be constructed in Hayden Run, to the north. Common Area B
also contains an approximately 1 acre pond. Common Area B will include variable mounding
with landscaping along 126th Street, with natural vegetation and topography serving as open
space along the lW. Brendle Legal Drain to the east. Common Area C is located along the north
line of the property, and buffers lots from the Aberdeen Bend and Hayden Run subdivisions to
the north. It comprises approximately 1.9 acres, and includes a pond of approximately 0.81
acres. Common Area D is designed open space, consisting of a large island at the end of
Kilkenny Circle. It will serve as a visual focal point at the end of that cul-de-sac. Common Area
D is approximately one-quarter of an acre.
Each of the proposed lots abuts open space. Open space serves as a buffer between all of
the proposed lots and adjoining properties.
Common areas will be owned and maintained by the homeowner's association pursuant
to the Declaration of Covenants and Restrictions.
