Comments and concerns are as follows: 1. Please provide information on the materials to be used in the proposed buildings. 2. Please indicate whether each building will have any signs, and if so, what type. 3. Please consider adding walking paths to connect to the picnic shelter. Please wait to submit revised materials until after the Technical Advisory Committee (T AC) has met on this application. The resubmitted materials should include edits addressing the above comments along with any requirements that arise from the T AC meeting. Will the building have automatic fire sprinkler systems installed? If so, our office is requesting a meeting to discuss the location of the fire department connection. We are also requesting an exterior entrance to the fire sprinkler riser room for each proposed building. 2. We are requesting that a Knox box for fire department emergency access and Knox fire department connection caps be provided for each building. Knox products and accessories can be purchased on line at www.knoxbox.com. 3. What is the height of the buildings and will the buildings have a basement? 4. Will the buildings have a fire alarm system? 5. 6. Please respond to the above noted condition(s) in writing and submit to our office prior to the scheduled Technical Advisory Meeting for this project. The proposed. project falls in unincorporated area and MS4 j11risdiction of Hamilton County. 2. The proposed project falls in the Crooked Creek Regulated Drain Watershed. 3. The proposed site DOES NOT fall in a Cannel Wellhead Protection Area. 4. The regional detention basins shown in these: plans are part of the Crooked Creek Regulated Drain. These ponds have statutory regulated drain easement associated with them, which covers 7S' from the top of bank of the ponds. 5. With this final section ofthe Office Park, the plat is required for the reduction of the Crooked Creek Regulated Drain Easements. This was agreed up with the first section and the platted was to be completed with this section. 6. Please submit an outlet permit (1 outlet) for the Crooked Creek Regulated Drain. Please submit a copy of the secondary plat as soon as it becomes available. The drainage casement will need to cover the entire lake all the way to the 1 S' from the top of bank and will need to be labeled Crooked Creek Regulated Drain Easement. Also, 15' Crooked Creek Regulated Drain Easement will need to cover the 54" Rep, between the above mention easement and the Commerce Drive ROW. 8. Any chmge to the TC elevation of the existing stonn structure in the new taper on Commerce Drive will need to be fmwarded to HCSO, as this is part of the Crooked Creek Regulated Drain. 9. HCSO recommends upgrading the SSD. under the existing curb of Commerce Drive across the new entrance, from single wall SSD to double wall smooth bore perforated SSD (HOPE). 10. Please remove (or have the fence owner) the fence across the 54" RCP and any fence that lies in the 15' from TOB easement that in on property owner by Costal Partners LLC. This fence is within Regulated Drain Basement without approval. It also appears to be within Hamilton County Right-of-way and on property not owned by who is believed to be the fence owner. 11. Was a Wetland Delineation done on the possible wetlands located on this parcel? If so, where are the wetlands being midigated? 12. Please address all erosion control review comment made by Bob Thompson of HCSO. 13. Please note that further comments may be necessary at a later date.
