Explanation of why variance/waiver is being requested: - The site currently operates as a concrete production plant and
will continue to do so in proposed conditions with the retro-fitted plant
- Current use remains the same
- The project will also meet all stormwater quantity and quality requirements and all other required regulatory permits
- The plant itself is set back on the property from W 96th Street.
- Site is zoned I-1 which is consistent/allowed with the use
- No change in use
- The site is surrounded by industrial zoning on all sides
- The site is consistent with the comprehensive plan where light industrial is a permitted general use
- The requested increase is only a 1% increase (1-foot increase) over the maximum allowed height
- The proper function of the concrete plant is contingent upon the requested silo height
