1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
The variance is necessary because the lot coverage including the new screened porch will exceed the
maximum lot coverage by only a very small amount. All building code and other regulations will be abided
by. The new screened porch will add functionality, beauty, and value to our property.

2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The variance is necessary because the lot coverage including the new screened porch will exceed the
maximum lot coverage by only a very small amount. All building code and other regulations will be abided
by. The porch will not encroach on the property set back line (5’ from the north property line).

3. The strict application of the terms of the Unified Development to the property will result in practical difficulties
in the use of the property because:
We are converting our existing screened porch into permanent living space and replacing our paver patio
with the screened porch. If we are not granted the variance, we will not be able to create additional living
space in our house. The lack of main floor space has been an issue my wife and I have discussed for
several years. Being able to complete the project will give us the living space we need to enjoy our house
with family and friends.

DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance
Docket No. ___________________________ is granted, subject to any conditions stated in the minutes of this Board,
which are incorporated herein by reference and made a part hereof.
