(V) VOWC Fundae's Awning Sign Variance.
The applicant seeks the following development standards variance approval:
3. Docket No. PZ-2023-00276 V VOWC PUD Section 18.3 15 sq. ft. maximum awning sign
size allowed (with maximum 10” tall letters); 17 sq. ft awning sign size requested (with 14” tall
letters). The site is located at 12839 Broad St. (Village of WestClay subdivision, Section 3004, part Block
D). It is zoned Village of WestClay PUD/Planned Unit Development (Ordinance Z-465-04 as amended).

General Info:
• The Petitioner seeks variance approval for a larger than allowed awning sign.
• The site is located in the Village of WestClay – Village Center Area Primary Area (MU).
• Surrounding this site are commercial buildings, townhomes, and other mixed uses.
• The awning sign will be placed on the sloped portion of the awning.
• The Village of WestClay Owners’ Association ARB (Architectural Review Board) is in favor of the larger
sign and has provided approval.

Variance Requested:
Sign Size -
• The Village of WestClay PUD Ordinance allows for a 15 sq. ft. maximum awning sign size (with maximum
10” tall letters), and a 17 sq. ft awning sign size requested (with 14” tall letters).
• This is a requested increase of 2 sq. ft. of sign area and an increase in 4 inches in letter height.
• The awning area is around 19’ 3-¼” wide and 3’ 8-13/16” tall.
• The proposed sign will look proportionate to the awning area and will not appear too large.
• A sign permit application approval will also be required.
Review Comments:
• The Petitioner addressed all planning/zoning review comments.
Final Comments:
• The Planning Dept. supports the variance request.

Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and
with adoption of the Findings of Fact submitted by the Petitioner.
