HomeMy WebLinkAboutLetter #04 Josh OrendiJanuary 17, 2024 City of Carmel Planning Department c/o Angie Conn aconn@carmel.in.gov c/o Christina Jesse cjesse@carmel.in.gov RE: 690 Pro Med Lane, Carmel, IN – PZ-2023-00292 SU & PZ-2023-00297 V Higher Ground Daycare To Whom It May Concern: I am an owner of a property sharing a common parking lot to the above-referenced property. I am writing to remonstrate the above-referenced petitions. The proposed use is inappropriate for Meadowlark Office Park. Due to the city’s renovations of Meadowlark Park and stocking fish in Meadowlark Pond, walkers, families, and fishermen frequently park cars in our lot and use it as an access point. Several years ago, I petitioned the city and received approval to add street parking spaces on Pro Med Lane including the roundabout. While this helped manage total parking space needs, the popularity of Meadowlark Park continues to grow. The new parking spaces have contributed to making it more difficult to safely turn in a nd out of the congested parking lot – especially on the side of the lot in question. Minor vehicle accidents are unfortunately common throughout the parking lot due to problems with congestion, visibility, and traffic flow. I’m very concerned with the spike in early morning and late evening use that a proposed daycare will cause. The office park was not designed with this type of use in mind. Accommodating the drop off and pick up of 140 children plus 20 employees is beyond the capacity of the office park. Quite honestly it seems dangerous. This is a safety issue for employees and visitors – especially children. Based on the foregoing, please deny both of the above-referenced petitions.
