The applicant seeks minor subdivision plat approval to split 1 parcel into 2 lots along Rangeline Road. The site is
located at 520 N Rangeline Rd. and is zoned B-SBusiness within the Old Town Overlay. Filed by Justin Moffett
and Rebecca McGuckin with Old Town Companies.
Petitioner: Justin Moffett:
• This is a simple lot split request, that hopefully someday can be done administratively
• There are two existing garages, that will be torn down prior to any development
• A 10-ft common area is shown behind these lots, most of the time this is ROW and utility easement. We aren't
allowed to do anything with this common area. If approved, we would like the BPW list this as dedicated ROW

■ This is a minor project, and not a lot of comments have been generated. The district zoning standards are met.
• We had to see their revised plans in ProjectDox
• Once approved, this request will be heard by BPW
• We recommend approval with the condition that the garages are removed prior to the SP process
• The BPW will have to dedicate the common alley area to the City public ROW
Committee Comments:
Buckler: The Committee supports the idea of allowing the common alley area to be dedicated to the City public ROW.
A Motion made by Buckler and seconded by C.ampauna to approve Docket No. PZ-2023-00216 PP/SP subject to
the garage removals prior to the Secondary Plat process, and all remaining ProjectDox comments are addressed.
Approved 3-0, absent Hill.
