Hi,
Please add a couple more questions to send along to the Plan Commission members regarding the JGV
PUD amendment via docket PZ-2023-00227PUD to add 11,300 sq. Ft. Commercial space + 60 parking
spaces + 3 new townhomes :
1.) How will the new “JGV Day!” 160 students daycare / school in JGV differ from Crem de la Creme
daycare / school which is within a mile of JGV just east at 116th Street and College Drive?
Please provide more specifics of what is to be offered at this new 160 students "JGV Day!” school and
what is planned / required to be housed inside and outside the 10,000 commercial space for this school
+ the additional 1,300 sq. Ft commercial space requested.
2.) Has there been an updated traffic count for entering into JGV and exiting from JGV to drive North on
Spring Mill Road now that commercial units square footage is requested to be increased by 156% + 60
parking spaces and 3 new townhomes ?
For drivers traveling north on Spring Mill Road they will need to 1st drive south (backtracking) on Spring
Mill Road to the round about and circle thru it to head north on Spring Mill Rd.
….or most likely elect to drive north on Otto Lane through Jackson’s Grant neighborhood to access
Hamlet Drive or Jackson’s Grant Blvd. and Spring Mill Road north bound.
3.) Please also provide an update on what is planned for the amenities center located in JGV…..are pickle
ball courts, tennis courts planned?

and hours of operation for the 2nd commercial building.
3.) There are 60 parking spaces planned to be added…..why is this relatively large
number of additional parking spaces deemed necessary given there are 3 additional
townhomes planned?

Does the daycare require the majority of this additional parking and / or is the other
commercial building ( in Sub District C-1 or C-2) also impacting the additional parking
spaces to be added and used?
4.) Pg. 13 of the docket shows a rendering of the added commercial building (daycare
building) denoted by Numeral 1(purple font) ….immediately below this box with a
“1” inside it is another graphic which may be another commercial building or is in
addition to the daycare it seems….please confirm what is planned immediately below
(or to the South of) the box with the “1” placed inside it. (Power point of the graphic on
pg. 13 is attached)
5.) What other uses have been considered for the “Cunningham property” recently
purchased vs adding more townhomes or commercial buildings? i.e., the amenities
building size currently planed in JGV for the townhomes + SF homes planned seems a bit
lacking. Perhaps an expanded amenities center or trails or pickle ball / sport courts or
gathering space may be added in lieu of more townhomes or another commercial
building….which would not contribute to more traffic and congestion in an already
congested / high traffic area.
