Formerly, I was hired by Pedcor to pass, establish, brand and market the Carmel City Center development and Arts & Design District. Therefore, I am familiar with retail, residen?al and mixed-use spaces. It is my understanding that addi?onal land has become available within my adjoining Jackson’s Grant (JG) community, and that a prospec?ve buyer has proposed a daycare facility. I am vehemently opposed to the proposed daycare. This type of land use within the upscale JG community not only harms property values, but also imposes a safety risk and concentrated vehicular conges?on during high volume traffic ?mes. Further, over ?me, playground equipment, etc. is likely to become an eyesore. Many residents, like myself, are overwhelmed with the amount of apartments, condos and townhomes being built within West Carmel. (Tony, I believe you share in my distaste for residen?al over development.) ** I implore you to please, instead, consider this land use for bou?que restaurant and/or retail space. Simply put - places that would be?er serve our community like they have done in the Village Of West Clay. This concept will be popular among residents. ** I am certainly not aware of the goals, budget and maintenance capabili?es of the developer, but long-term rent for higher-end commercial property could prove to be a more lucra?ve investment than building addi?onal townhomes or selling to a daycare facility. We have many trails and sidewalks within our community that could certainly support more retail and restaurants. You will also no?ce the success of the area across the street (by Market District). Those businesses are doing very well, and our community is glad to have them. Thank you for your ?me and considera?on, Jennifer (Galyen) Nair 1180 Westvale Drive Carmel, IN 46032 317.607.8515 1
