JGV was zoned S2-Low Density Single Family homes until a zoning change approved in 2020 allowed it to be changed to mixed use with 20,000 sq ft of commercial space + 52 townhomes + 19 single family homes. Jackson’s Grant homeowners and many nearby residents submitted letters in 2020 resulting in over 75% against the zoning change requested by Republic developers. Now there is a new amendment filed for JGV PUD to add an additional 10,000 sq ft commercial space to house a 160 student daycare school, plus 60 additional parking spaces and 3 more Townhomes in JGV. The proposed additions result from the recent availability of 1.75 acres (known as the “Cunningham property”) located in the middle area of JGV adjacent to 116th Street. As a result of this proposed significant change in the JGV PUD, the Jackson’s Grant HOA Board conducted a survey of its owners. 91% of JG homeowners replied they are against the addition of the daycare school in JGV. They preferred more townhomes planned in JGV if the daycare school is not approved. Somehow the developer believes the survey was factually incorrect while others have said it contained 'misinformation'. We were guided by the filed amendment to the PUD which stated more townhomes could be built if the daycare school proposal failed. See attached page from the proposed amendment. We simply asked if the owners preferred the daycare school or more townhomes. JG homeowners stated they are concerned with the expected traffic congestion in the area and the unique traffic flow from the drop off and pick up trips in the mornings and evenings that will occur for th the daycare school. This flow will be exacerbated because the exits from JGV onto either 116 St or Spring Mill Rd will not allow left hand turns. Drivers wanting to exit JGV to go north on Spring Mill will most likely exit into Jackson’s Grant neighborhoods via Otto Lane or Hamlet Drive. This will add an unreasonable volume of traffic to our neighborhoods. In summary, JG homeowners are overwhelmingly against the amendment filed for the JGV PUD to add 10,000 SF commercial space for the 160 student daycare school and 60 parking 1 spaces. Frankly, the daycare school belongs in a larger commercial area, not in the middle of a small residential area. Thanks for your consideration.
