DRAINAGE SUMMARY
This project proposes to remodel the existing auto dealership into a Tom
Wood Honda Powerhouse auto dealership. There is no new building
addition or expansion being proposed with this project. The proposed
improvements will consist of a handicap curb ramp, a concrete display area
to be constructed over existing asphalt, and an enclosure for the dumpster
and additional storage also to be constructed over existing asphalt. Two
existing curbed areas covered with river rock are also to be removed and
paved with asphalt. This project is located on the north side of East 96th
Street just west of the intersection with Keystone Avenue in Carmel,
Hamilton County, Indiana. The entire property totals 1.80± acres (less
existing R/W); however, the proposed construction activity associated with
the site improvements will only be disturbing approximately 0.08± acres.
Storm water runoff in the existing condition is collected via the existing
storm sewer system which discharges into the existing public storm sewer
infrastructure within East 96th Street (32" RCP). THIS WILL REMAIN
UNCHANGED. The selective removal of existing asphalt and replacement
with 828 square feet of new green space will actually reduce the runoff
coefficient from 0.72 in the existing condition to 0.71 in the proposed
condition; therefore, stormwater drainage for the subject site and
surrounding areas will NOT be negatively impacted and will actually be
slightly improved.

MINIMUM FLOOD PROTECTION GRADE &
LOWEST ADJACENT GRADE DEFINITIONS
MINIMUM FLOOD PROTECTION GRADE OF ALL STRUCTURES FRONTING A
POND OR OPEN DITCH SHALL BE NO LESS THAN 2 FEET ABOVE ANY
ADJACENT 100-YEAR LOCAL OR REGIONAL FLOOD ELEVATIONS, WHICHEVER IS
GREATER, FOR ALL WINDOWS, DOORS, PIPE ENTRANCES, WINDOW WELLS,
AND ANY OTHER STRUCTURE MEMBER WHERE FLOODWATERS CAN ENTER A
BUILDING. BUILDING IS EXISTING AND IS NOT BEING MODIFIED. THERE ARE NO
PONDS OR OPEN DITCHES AND NO FEMA DESIGNATED FLOOD ZONES ON OR
ADJACENT TO THE SUBJECT SITE.
LOWEST ADJACENT GRADE IS THE ELEVATION OF THE LOWEST GRADE
ADJACENT TO A STRUCTURE, WHERE THE SOIL MEETS THE FOUNDATION
AROUND THE OUTSIDE OF THE STRUCTURE (INCLUDING STRUCTURAL
MEMBERS SUCH AS BASEMENT WALKOUT, PATIOS, DECKS, PORCHES, SUPPORT
POSTS OR PIERS, AND RIM OF THE WINDOW WELL. BUILDING IS EXISTING
AND IS NOT BEING MODIFIED. THERE ARE NO PONDS OR OPEN DITCHES AND
NO FEMA DESIGNATED FLOOD ZONES ON OR ADJACENT TO THE SUBJECT
SITE. WE HAVE SHOWN MULTIPLE TOP -OF -CURB GRADES ON EAST 96th
STREET. THE LOWEST TOP -OF -CURB GRADE IS 765.94. THE MINIMUM F.F.E. IS
TO BE AT 15" ABOVE THE EAST 96TH STREET GRADE (765.94), WHICH IS 767.19.
UTILITY VALVE NOTE
ALL UTILITY VALVES AFFECTED BY
CONSTRUCTION SHALL BE ADJUSTED TO FINAL
GRADE AS NEEDED TO BE FLUSH WITH FINISHED

SURVEY PREPARED BY KUHN & GUSTAFSON LAND SURVEYING DATED
10/10/2023 (JOB #: 230227); THEREFORE, CIVIL SITE GROUP, INC.
CANNOT BE HELD RESPONSIBLE IF ACTUAL HORIZONTAL AND
VERTICAL DATA IS DIFFERENT FROM THAT SHOWN ON THESE PLANS.
CONTRACTOR IS RESPONSIBLE FOR FIELD VERIFICATION OF ALL
EXISTING CONDITIONS PRIOR TO COMMENCING WITH CONSTRUCTION.
