Project IntroducƟon: Start To Finish Landscaping proposes to build a 16’ x 22’ Free‐standing Open‐Air Pavilion at 1717 W. 136th St. Carmel, IN 46032. The proposed pavilion will be constructed directly behind the home (not visible from the street). The architecture and finishes of the pavilion are designed to mimic/match the exisƟng style of the home. Statement of Variance: Start To Finish Landscaping is requesƟng a variance for an increase to the maximum lot coverage (UDO SecƟon 5.02 B. 3 – combined square footage of the ground floor of a private garage and/or accessory buildings shall not exceed 75% of the ground floor area of the principal building). The exisƟng condiƟons of the home currently reside at 65%. 140% requested. Statement of Support: The proposed pavilion will be posiƟoned approximately 20’ directly behind (South) of the current home, 44’‐7” from the west lot line, 61’‐4” from the east lot line and 121’‐2” from the rear lot line, well within the setback requirements. Natural vegetaƟon is also present on the South and West sides, and we’ll be adding addiƟonal vegetaƟon to the East side to beƩer help obscure the pavilion. The improvement will posiƟvely impact the overall architectural aestheƟcs and value within the exisƟng lot as well as immediate neighboring homes.
