Located across Third Ave SW to the west, the new headquarters building will match the aesthetic of the existing building with similar massing and matching materials.The Project proposes (2) two roof top signs matching the existing building's in design and scale. Both signs would be located to face the east with one at the northeast corner and the other at the southeast. Per the City of Carmel UDO, Roof Signs are currently prohibited under 5.39 Sign Standards Section D. Project Ownership is requesting a variance that would allow the installation of these Roof Signs to continue the cohesive design features between the headquarter buildings. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: Matching roof signs are in place on the existing Merchants Building. The signs will be installed and secured in a similar manner to ensure the safety of the public. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The signage falls within the footprint of the project and will not impact the use or value of the adjacent properties. 3. The strict application of the terms of the Unified Development Ordinance to the property will result in practical difficulties in the use of the property because: Ownership is requesting a variance that would allow the installation of these Roof Signs to continue the cohesive design features between the headquarter buildings.
