RE: INSPECTION – REMODEL
Thank you for allowing Leibering Structural Engineering (LSE) to provide engineering services at the property
located at 10640 Winterwood Drive in Carmel, Indiana. The property has been remodeled, including removing
interior first-floor walls, and the contractor requested that an inspection be performed in order to provide a
professional opinion as to whether or not the structural portions of the work were constructed in accordance with
the 2020 Indiana Residential Code based on the 2018 IRC. This inspection is specific to permit B-2023-00976.
Scope
The remodel was first inspected in October of 2023, after which LSE dictated general the structural modifications
to be made in order to complete the remodel. A follow-up inspection was completed on January 23, 2024 following
a failed city inspection. LSE indicated additional work to be completed and completed a second follow-up inspection
on February 1, 2024.
Observations
Leibering Structural Engineering observed several areas that required additional structural work to be completed.
This included additional face-hanging and bracket hardware to be installed, as well as swapping incorrect fasteners
that were previously installed in hardware. During the February 1, 2024 inspection, LSE observed proper face-
hangers, brackets and fasteners to be installed at all the required locations. Refer to the photos for the work
completed.
Conclusions
Based on the observations described above and photos attached, the property remodel satisfies the applicable
structural sections of the 2020 Indiana Residential Code (based on 2018 International Residential Code).
Closing
Please note that the inspection was only visual in nature, and there was not testing or material samples taken of
any components in the structural systems. Also, note that this inspection only considered the overall performance
of the property remodel as mentioned above, and this report should not be construed as a general inspection, nor
replace the expertise of a general inspector. The observations and recommendations are professional opinions
based on engineering principles and evidence visible at the time of the inspection. Further information such as soil
analysis, material samples, and load-testing would be required to confirm the opinions or calculate the exact
structural capacity of building components as they exist today. Lastly, please note that due to the subjective nature
of this work, it is possible for other professionals to have differing opinions or interpretations of the
abovementioned observations.
