The applicant seeks the following development standards variance approval for a pool cabana: 7. Docket No. PZ-2024-00019 V UDO Section 2.08 Maximum 35% lot coverage allowed, 42% requested. The site is located at 3184 Smokey Ridge Ln. (Smokey Ridge Subdivision, Lot 97). It is zoned R1/Residence. Filed by Ayman Yasin of A.Y. Remodeling and Restoration, on behalf of Joshua and Jennifer Wiegel, owners. General Info: • The Petitioner seeks approval for pool cabana. • A variance is requested for exceeding the maximum allowed lot coverage. • The site is located in Smokey Ridge Subdivision; HOA (Homeowners Association) approval has been granted. • Surrounding this site are single family residential homes. • The related pending building permit number is B-2024-00007. • Please see the Petitioner’s info packet for more detail on the variance request. Variance Requested: Lot Coverage - • The UDO allows for a maximum 35% lot coverage, and 42% is requested. This is a variance of 7%. • The accessory structure will comply with the required side/rear yard building setbacks. • The cabana will have a 16’ x 27’ footprint. • It will match/complement the existing house’s colors and materials and will have brick and horizontal siding. Review Comments: • The Petitioner addressed all planning/zoning review comments. Final Comments: • The Planning Dept. supports the variance request, since the Carmel Engineering Dept. has no comments regarding the slight increase in lot coverage. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
