Notice is hereby given that the Carmel/Clay Board of Zoning Appeals meeting on the 23rd day of
October, 2006 at 6:00 pm in the City Hall Council Chambers, 1 Civic Square, Carmel, Indiana
46032 will hold a Public Hearing upon a Development Standards Variance application for the
redevelopment of the Bill Estes Pre-Owned Facility. Variance requests include: light poles that
exceed 24 feet in height, lighting that exceeds the maximum footcandles permitted by the
Ordinance, two signs per elevation (one permitted), building facades without projections or
recessions, building materials that include EIFS on more than 20% of the building fac;ade,
windows that exceed 75% of the first floor fac;ade and are not Italianate in style, reduction of the
north and south bufferyard plantings, and reduction of the parking lot screening standards. The
property is known as 4102 W. 96th Street. The application is identified as Docket Nos.

application is described as follows:
Parcell: Part of Lot Number 3 in North American Park per plat thereof recorded as
Instrument Number 8926488 in Plat Cabinet 1, Slide 69 in the Office of the Recorder of
Hamilton County, Indiana, and part of the south half of Section 7, Township 17 North,
Range 3 East in said Hamilton County, more particularly described as follows:
Commencing at the southwest corner of said Southeast Quarter Section; thence North 88
