Lennar Homes of Indiana, LLC (“Lennar”) is pleased to present its newest Carmel
community to be known as Towne 146. Lennar is the developer of the 15.67 acre site that will be
a master‐planned community located southeast corner of 146th Street and Towne Road. Towne
146 is adjacent to Saddle Creek to the south and Ambleside to the east (please see the aerial
locaƟon map on page 2).
Towne 146 has been designed with a variety of home types and prices, with, generally,
the larger lots and homes planned for the south and east part of the neighborhood and
transiƟoning to smaller rear loaded homes and rear loaded townhomes in the middle and north
side of the community as it approaches the frontage road south of 146th Street. (please see the
proposed concept plan on page 3). The proposed homes will range between $425,000 to
$500,000, with the townhomes starƟng at approximately $375,000.
As the site transiƟons to the intersecƟon of 146th Street and Towne Road, along the
frontage road (closest to the roundabout), there is a small neighborhood commercial node for up
to 15,000 square feet of neighborhood service and professional office use (please see the
proposed conceptual plan on page 3). The vision of this node is to serve as an amenity for the
nearby residenƟal areas with uses such as a coffee shop, restaurant, small retail or professional
office, and similar uses. Uses not compaƟble with neighborhood integraƟon or that generate high
auto traffic levels are prohibited. The conceptual site plan provides for a common open space
area that will be shared between the residenƟal community and commercial node. The parking
area south of the commercial building, can be closed off to allow for events and expansion of the
open space for special events. A community shared trail will be provided and will connect the
commercial, residenƟal, and open space, as well as connecƟng to the trail that will be constructed
within the Ambleside neighborhood to the east.
The architectural quality of the buildings in Towne 146 will be compaƟble with
surrounding residenƟal communiƟes. The townhomes will provide for a pedestrian friendly
streetscape with front porches and entry architecture with no garages facing the perimeter street.
Alleys will be uƟlized to enhance the streetscape appearance from the public view. All homes
(including the townhomes) will be 2‐story tall, which is similar to the surrounding residenƟal. The
commercial node will uƟlize similar architecture materials and colors to be compaƟble with the
residenƟal buildings in Towne 146.
If approved, Lennar intends to begin construcƟon in the spring of 2025. Thank you for
