PZ-2023-00231 V, PZ-2023-00208 V: Whiteley Residence, Detached Garage Variances. Dear Mr. Whiteley: At the meeting held on Monday, February 26, 2024, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 560 Cedar Lake: APPROVED WITH CONDITIONS: Whiteley Residence, Detached Garage Variances. Development Standards Variances approval for: • PZ-2023-00231 V: Minimum 3-ft setback from easement required for Accessory Building/Use, 8-ft encroachment granted, • PZ-2023-00208 V: Combined square footage of the Ground Floor of a Private Garage and/or Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building; 86% granted, and • CONDITIONS: The Petitioner receives approvals from the Carmel Engineering Dept., and Hamilton County Surveyor’s Office. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is Feb. 26, 2027. Please include a copy of this letter with any permit application.
