Hollibaugh, Director SUE FINKAM, MAYOR L E T T E R of G R A N T February 27, 2024 Jim Shinaver Nelson & Frankenberger, LLC. 550 Congressional Blvd. Suite 210 Carmel, IN 46032 Re: BZA Docket No. PZ-2024-00012-14 V: Youkilis Variances – Additional Dear Mr. Shinaver, At the meeting held on Monday, February 26, 2024, the Carmel Board of Zoning Appeals took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 211 1st Ave NW: APPROVED: Youkilis Variances – Additional – Development Standards Variances request for: • PZ-2024-00012 V: Garage Setback – The front face of the garage must be at least 15-ft further from the front lot line than the primary front line of the principal building, 0-ft further granted. • PZ-2024-00013 V: Garage Door Orientation - 3 car garages shall only be permitted where the overhead doors are oriented away from a front yard or facing an alley, Facing the street granted. • PZ-2024-00014 V: Driveway Width – 18-ft maximum allowed, 34-ft granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is Feb. 26, 2027. Please include a copy of this letter with any permit application.
