Chapter 12 of the Indidno Adrnini~trative Code ('Ruts 12'). the fc~towing oblm'~tions and opinions are submitted regarding the various uncertainties In the la~3tion, of the line~ and corne~ establi~md thi~ survey as o result of uncertaintlel in reference manumentotion; in record d~=odptions and I~oLs; in lines of occupation; and os introduced by random error. in measurement ('Thecretical Uncertainty'). There may be unmdtten rights as~)cioted with these uncertainties. The cJient should assume there is 'an amount of uncertainty along any line equal in magnitude to the discrepancy in the location of the lines of poesesaion from the survey~l Iine~. Alt survey monuments set or found this survey are t~u~h ~ith ex, ting grade unlee~ otherwise nofecL The Thear~ Uncertainty (clue to random errors in measurlment) of the coeners of the subject tract e~tablished thi~ survey i, within the ~<mciflcotions foe a CIo~s C Survey (0.50 feet) os defined in IAC 865. Ther~ is in my opinion, uncertainty associated with the various reference monuments found (mO u~ed to determine the lines and co, em of the ~thin The basis of bearing~ for the within su4'vt¥ wa, assumed at South 90 degrees 00 minutel O0 ·econd$ £a~t between the ncrthweet and northeast camm~ of the northwest quarter. A PK na~ mm found at the northwe, t corner of the sub. jest ~ecUan. A brcme plug wo~ found at the ncrthe<mt comer of the norfl~welt quarter (narthem~ comer of Ashmore Trace). A distance of 2629.80 feet wa. measured between said corners thi~ survey. The plat distaoce between said corner, is calculated at 2629.46 f~et when the length of the north line of kshmore Trace is doubled. A btm p~ug was found 0.2 feet north and 0.3 feet east of the calculated split batsmen said northstar and northwest corners. For the purposes of the within survey the calculated 'split was used to determine the east tine of the subject tract- This determination does not create o deed overlap A 'MEIer- capped rebar ~ found at the or gap ~ the can~otling c~tl$ in both the !~bject tract Md the plat for Ashmore Trace call to the ~ome quarter-quarter tine. A concrete monument was found at the ioutheast coma' of said qucrtar-cluarter (southwest comer of A=hmare Trace per plat thereof). The platted bearing along this line (west line of Ashmore Trace \ east line of the subject tract) differs fi-om the bearing determined this survey by 1 minute 20 ~ecands. The boundary survey performed by We,he Engineering. Inc. (dated 6/28,/95. Job #88- 1051) in conjunction with and ~ to the platting of Spring Creek and Ashmore Trace ~ho~s thi~ quarter--quarter comer to be the inter, action of lines connecting opposite quarter-quarter corners, but the survey dc~s not detoa the east or south quartos comer~ other than to ~ltow them as being splits of their re~ectlve quarter lines. The geometry end quarter ~ection breakdown along the north and west lines of the quarter, os depicted upon said boundary ~,~vey and the abo~e mentioned plal~, matches within acceptable tolerances with whet has been msa~'ed thi~ surly. The west line of the subject tract ~a$ determined by a PK na~ found at the southwest comer of the subject quarter. A PK nail wa~ ol~o found in agreement ~th the split of the quarter-quarter line at the south west comer of said quarter-quarter (al~o being the southwest comer of the subject tract). The meaaured bearing along the ~t line 'of the quarter differs by 14. sec~ of' the plotted bearing for thtl some line pm' the plat for Spring Creek Section One. The dt~tcmce measured between said quarter-quoete~ I~is surve~ ~ compared to said plat. was , negligible. . The ~ou~ line of the subject quarter was determined by the aforementioned concrete monument found and the PK nail at said southwest corner of the quarter-quarter. A bearing that differs fi-om the plot of said Spring Creek by 09 seconds was measured ..this survey. The north line of the. subject tract was established per deed being; "200 feet of even width off the entire south end of the north half of the northwest q~orter of the northwest quarter. Said north line wee established by aliquot proration of-the corners of the'~Jbject, quarter as located this survey. northeast corner of the subject tract. 'on line' with the east line of the sub'_/ect tract as determined this survey. A 3/'4 inch metal pin ~ found 1.t feet north and 0.5 feet e~st of said 'Miller' r~x~. A form type fence was found along the north line of the subject tract ~as found to be fi-em 1.1 feet north to 2 feet south of ~old tine.. A Pt( nail w<]s found at the northwest corner of the subject tracL A 'Miller' capped rel>ar was found 40 f~et east of said northwest corner. The north odjoiner~ deed of record calls to o point 200 feet north of the a~x~th line of said north half, therefore there are no apparent deed overlaps or gaps with said north od joiner. There are overhead ut~ities os depicted hereon near the east llrm of the subject tracL A PK Nail a~ mentioned prevfouS was found at the southeast ¢~rner of the ~bje~t tract (also being the ~outhwe~t. corner of ~ north half).
