Paul American Consulting, Inc. 7260 Shadeland Station Indianapolis, IN 46256 Re: West Carmel Center, BlockA, Lot 1 - West Carmel Shoppes at 4335 West 106th Street Development Standards Variance (V-207-02) Via US Mail &fax (317543-0270) Dear Mr. Paul, At the meeting held Monday, January 27,2003, the Carmel/Clay Advisory Board of Zoning Appeals took the following action regarding the Development Standards Variance petition filed by you on behalf of Glendale Partners, LLC: APPROVED: Docket No. V-207-02, a petition to vary Section 23C.10.02(2) of the US 42l/Michigan Road Overlay Zone requirements in order to forego installation of foundation plantings along the east side of the building. The Board voted four (4) in favor, one (1) opposed, thereby approving the petition. Please be advised that per Section 30.05.05: Time Limit of the Zoning Ordinance, the aforementioned Development Standards Variance approval is valid for one (1) year. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. APPROVED: Docket No. 173-02 ADLS AMEND, a petition to amend the Architectural Design, Lighting, Landscaping & Signage. The Plan Commission Special Studies Committee voted five (5) in favor, zero (0) opposed subject to: Striping is to be added to sidewalk at mid-point of building; more detail in southeast comer regarding mulching and grass and maintenance; appear at Board of Zoning Appeals for variance and foundation plantings; check Honey Locust species - NO thorns; remove 12 plantings outside utility easement; examine architectural features at front of building for conformity with Overlay, otherwise BZA approval required.
