To Whom It May Concern:
We recently purchased the home located at 10410 Cornell Ave, Carmel, IN 46280. It has a very large
garage with workspace and storage in the rear. The following are true and practical difficulties and
hardships associated with having to comply with the zoning ordinance:
We have elderly parents that are in need of help with healthcare and day-to-day activities and
now need to be closer to us for these reasons. The primary structure is not big enough for them
to live in with us and our children, but the accessory dwelling would be with interior
modifications. There is already electrical in the interior, and we have applied for the plumbing
permit, and the size, roof lines, footprint, and exterior will stay the same with the exception of
adding necessary windows and doors.
In-law’s quarters are allowed on properties with one acre of land, but our lot is less.
The driveway is currently old gravel, which has grass and mud covering several areas which
would cause safety and other concerns. We are hoping to install a new concrete driveway where
the old gravel driveway currently is, starting at the road, extending passed the primary home
through the gate and ending at the garage structure/ in-law’s quarters.
The entire Homeplace neighborhood has several multifamily units throughout, and this would
be consistent with the other dwellings in the neighborhood.
