The applicant seeks to vacate a portion Carmelwood Subdivision in order to modify the Carmel
High School Campus. The site is zoned R-2 (Residential).

The applicant is requesting that the Plan Commission approve a request to vacate a portion of the
Cannelwood Subdivision including parcels fronting on Audubon Drive and Sylvan. Cannel Clay
Schools recently acquired the subject area in order to facilitate the construction of a proposed
Freshman Center. The area of the Plat Vacation will specifically be the location of a relocated
Audubon Drive, landscape buffer area, internal circulation drive, and parking adjacent to the
building.
The Subdivision Committee met for a second time on this request February 4th. After discussion
regarding action taken by the applicant regarding adjacent properties the Subdivision Committee
forwarded this request to the full Plan Commission with 5-0 favorable recommendation without
conditions. There was also discussion regarding the provision of additional parking spaces in
closer proximity to the building. It was agreed that the Department would forward that concern
on to the Board of Zoning Appeals for consideration as part of the Special Use amendment
reVIew.
The Department recommends that the Plan Commission approve the Plat Vacation request
as amended.
Note: Written findings are required for action on the Plat Vacation. The applicant should
provide a copy for signature by the Plan Commission President at the meeting.
Background Information:
In addition to the Plat Vacation request the petitioner has submitted a Special Use amendment
application to be reviewed by the Board of Zoning Appeals. In addition, the right-of-way for
portions of Sylvan lane, Audubon Drive and 2nd Street NE within the subject area will need to be
vacated. That step would remove the existing road segments. Upon vacation of the existing
rights-of-way the applicant will simultaneously dedicate new right-of-way necessary to construct
the relocated Audubon Drive.
