Sh. Docket No. 165-02 PV; Carmel High School Campus (Plat Vacation)
The applicant seeks to vacate a portion Carmelwood Subdivision in order to modify the
Carmel High School Campus. The site is zoned R-2 (Residential).
Filed by Allen J. Cradler, AIA of Fanning/Howey Associates for Carmel Clay Schools.
The applicant is requesting that the Plan Commission approve a request to vacate a portion of the
Carmelwood Subdivision including parcels fronting on Audubon Drive and Sylvan Lane (see the
information packet distributed last week with the meeting agenda). Carmel Clay Schools
recently acquired the area in question in order to facilitate the construction of the proposed
Freshman Center. The subject area will specifically be the location of a relocated Audubon
Drive, landscape buffer area, internal circulation drive, and parking adjacent to the building.
Approval of this request in no way reduces the review requirements that must be adhered to when
the petitioner submits the Special Use application to amend the existing High School site
approval. In fact, the inclusion ofthe subject lots will increase the buffer area provided adjacent
to the existing school use.
The right-of-way for portions of Sylvan lane, Audubon Drive and 2nd Street NE within the
subject area will need to be vacated by the City Council. That step would remove the existing
road segments. Upon vacation ofthe existing rights-of-way the applicant will simultaneously
dedicate new right-of-way necessary to construct the relocated Audubon Drive.
All comments relative to the proposed building addition should be addressed to the Board of
Zoning Appeals at the time they consider the petition.
The Department recommends that this item (the Plat Vacation) be approved at the
conclusion of the Public Hearing if there are no questions or concerns raised that warrant
Committee consideration.
Note: Taking final action on this item this evening will require a vote to waive the
Commission's Rules of Procedure that would otherwise. direct the item to the Subdivision
Committee.
