(V) Roberts Means Roncevic Kapela Sign Variance.
The applicant seeks the following development standards variance approval:
2. Docket No. PZ-2024-00023 V VOWC PUD Section 18.3 15 sq. ft. maximum sign size
allowed (with maximum 10” tall letters); 18 sq. ft. sign size requested (with 20” tall letters). The site is
located at 12801 E. New Market St. (Village of WestClay Subdivision, Section 3004, Part Block D). It is
zoned Village of WestClay PUD/Planned Unit Development (Ordinance Z-465-04 as amended). Filed by
Jeffrey and Stacie Roberts, owners.
General Info:
• The Petitioner seeks variance approval for a larger than allowed wall sign.
• The site is located in the Village of WestClay – Village Center Area Primary Area (MU).
• Surrounding this site are commercial buildings, townhomes, and other mixed uses.
• The wall sign will be placed on the south façade of the building.
• The Village of WestClay Owners’ Association ARB (Architectural Review Board) is in favor of the larger
sign and has provided approval.

Variance Requested:
Sign Size -
• The Village of WestClay PUD Ordinance allows for a 15 sq. ft. maximum awning sign size (with maximum
10” tall letters), and an 18 sq. ft. wall sign size requested (with 20” tall logo/letters).
• This is a requested increase of 3 sq. ft. of sign area and an increase in 10 inches in height.
• The wall spandrel panel area is around 42 inches tall by 45 feet wide.
• The proposed sign will not appear too large and will be understated.
• A sign permit application approval will also be required.
Review Comments:
• The Petitioner addressed all planning/zoning review comments.
Final Comments:
• The Petitioner worked with the Planning Dept. to get the sign design slightly amended, and the Dept. now
supports the variance request.
Findings of Fact:
• Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and
with adoption of the Findings of Fact submitted by the Petitioner.
