landscaping
If any pear or ash trees are missing and need to be removed; please replace
them with either 2.5 inch caliper red oak, hackberry or a hybrid elm. Any
missing or dead landscaping will need to be installed per this existing
original landscape plan for any final approvals.

Bike parking space dimensions
A bike parking space must be a minimum of 72" to accommodate a bicycle
without obstructing the sidewalk adjacent to the racks. Please revise the
plans to provide enough space for a bicycle to be parked on the rack.

5.29 B. 6. of the UDO specifies that "Bicycle parking
areas" shall be installed on a concrete surface and 5.29
B. 7. specifies that bike parking spaces shall be a
minimum of 2' x 6' per bicycle. The specs at the bottom
of section 5.29 also show the bicycle parking area and
spacing.

Not to be contrary, but I can not find anything in the
UDO that states that the entire space must be concrete..
Just that there must be enough room, and that the
actual racks must be anchored down to a concrete
surface. Can you clarifiy if this is a request or a
requirement?
----------------------------------------------------------
Reviewer Response: David Littlejohn - 7/19/24 10:39 AM
The proposed concrete pads for the bike parking are
not large enough to provide full bike parking spaces
(72"). Please revise the plans for the proposed bicycle
parking pad so that bikes will not extend beyond the
concrete when they are parked on the bike racks.

Entrance
Is this a dedicated entrance only for the tenant space that would have the
sign shown here? Is space completely separated from resto of facility?
201WEST-WALL SIGN 2.pdf Reviewer Response: Aliza Shalit - 8/1/24 1:57 PM
Since the ground sign was allowed through a variance,
that section does not apply. Two signs are allowed.

NEED CLARIFICATION
----------------------------------------------------------
Reviewer Response: Aliza Shalit - 7/30/24 9:15 AM
Per UDO Sign Standards a multi tenant ground floor
building may not have more than two signs oriented to
a single public street frontage. (5.39.I.2.a.ii.3) This
building has the ground sign and another sign over the
main entrance. Only two are allowed. Please remove
one of the proposed wall signs. They may have
incidental signs of 3sf if they would like more signage.

A sign package will be required for the tenant signs. Please include mounting
and lighting style allowed for this building. Only tenant spaces with street
frontage will be allowed to have exterior signs. Please upload a sign plan
outlining the above information.

REVISED RENDERINGS UPLOADED

Coordinator Response: Aliza Shalit - 8/14/24 8:40 AM
Only ONE type of mounting method is allowed for the
whole building. Please define a single one on both sign
locations.

Responded by: TRAVIS NEAL - 8/12/24 11:40 AM
Thank you.. New plans uploaded.
----------------------------------------------------------
Reviewer Response: Aliza Shalit - 8/1/24 1:59 PM
Please update Sign Specs to make sure both wall signs
have the SAME mounting and lighting style. Right now
one is raceway mounted and one is flush mounted.
Document should specify: Signs will be made up of
individual channel letters and follow UDO sign
standards,
----------------------------------------------------------
Reviewer Response: Aliza Shalit - 7/30/24 9:39 AM
Due to the fact only one wall sign is allowed, no unified
sign package will be required. If another sign were to be
allowed through a variance application and grant, then
both signs would have to have the same mounting and
lighting style. Right now they don't have the same
mounting style.

2nd tenant sign
This sign is not allowed. Only one wall sign was allowed through a variance
in 2017. This building already has a multi tenant ground sign with a single
street frontage, per UDO sign standards, that is all that is allowed for a Multi
Tenant ground floor building. Please remove or request a variance.
201WEST-WALL SIGN 2.pdf Reviewer Response: Aliza Shalit - 8/1/24 1:57 PM
Since the ground sign was allowed through a variance,
that section does not apply. Sign is allowed.
