Re: BZA Docket No. PZ-2024-00031 & 00032 V: Butterworth Property Variances
Dear Mr. McKenzie:
At the meeting held on Monday, March 25th, 2024, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) requests filed by you for the property located
at 210 1st Ave. NW.
APPROVED WITH CONDITIONS: Butterworth Property Variances – Development Standards Variance
approvals for:
• Maximum 45% lot coverage allowed, 57% granted.
• Maximum 18-ft. accessory building height allowed, 21-ft. granted.
• CONDITIONS: All remaining ProjectDox review comments are sufficiently addressed.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is March. 25th,
2027.
Please include a copy of this letter with any permit application.
