Zoning Classification: S-1 Overlay Zone:
Legal Description: Acreage .63 Section 6, Township 17, Range 3 PARK AT WESTON PLACE Section 1 Lot 105
Present Use of Property: Private, single-family residence
Proposed Use of Property: Private, single-family residence. Regarding garage addition: Primary uses will be indoor
parking of vehicles for 2 adults and two driving children in addition to general item storage (e.g. household items, lawn
mower, dirt bike, motorcycle, etc.).
Project Description: 2024 Oman Garage Addition
Section of UDO being varied from: UDO Section 5.02.B.3. The combined sq ft of the Ground Floor area of a Private
Garage and/or Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building. 120%
Requested
Explanation of why variance/waiver is being requested: The proposed structure will provide an enhancement to the value
of the home and neighborhood, and bring the property in line with many homes in the neighborhood which have 3 car
garages. In addition, the strict application of the terms of the UDO will hinder the ability to build a garage that meets the
needs of our family; primarily being indoor parking of four vehicles for 2 adults and two driving children in addition to
general item storage (e.g. household items, lawn mower, dirt bike, motorcycle, etc.). Without this garage, we will need to
have multiple vehicles parked on the driveway and street on a regular basis, leading to potential theft and weather
concerns. Furthermore, our home is positioned on a cul-de-sac "eye-brow" type road, which can become congested with
parked vehicles and often vehicle operators use as a turn-around location. There are also many small children that play or
ride bikes/scooters in adjacent yards, driveways, and cul-de-sac area. This proposed garage would improve the general
safety of the roadway area by reducing on-street parking allowing better visibility for pedestrians and motor vehicle
operators.
