FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE
1. The approval of this variance will not be injurious to the public health, safety, morals and general
welfare of the community because:
All siems will be installed by professionals accordino to standard enoineerino practices. The actual sion
area will be measured and 10005. a common type of sion element. will be more easily permitted.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The sion criteria proposed for the buildino will enhance the use and value of the real estate. as well as
the adiacent area. The use of looos as a part of sion identification is a common practice in the Carmel
area and this variance will allow this practice.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because:
The removal of the existino oround sion mandates the need for an overall better sion identification
packaoe. The area available for the placement of wall sions on this particular buildino, alono with the
common use of looos, presents a practical difficulty in the calculatino of sjon area per the ordinance.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance
Docket No. 07010019 V is granted, subject to any conditions stated in the minutes of this Board, which are
incorporated herein by reference and made a part hereof.
