I am adamantly against the proposed daycare in Jackson’s Grant Village for the following reasons.
Traffic Study Findings:

1. The access drive at 116 and Temple would operate below acceptable levels. This would lead to an increase in
traffic cu?ng through the Jackson’s Grant neighborhood as it does today whenever I-465 westbound is backed

up causing 106, and 116 westbound to backup. JG becomes the easy shortcut.
2. Since covid, traffic has been steadily increasing as more employers are requiring employees to return to the

office. The traffic study didn’t allow for that. Prior to covid, 116 at Springmill and US 31 was jammed during
rush hour. Did you ever experience traveling south on 31 a?emp?ng to safely drive in the exit lane for I-465?
3. When JG Village was finally approved, the traffic impact was a primary concern. With the daycare, according the
study, traffic would triple the volume that was originally es?mated. TRIPLE!
What happens if the Daycare fails?:

1. There are already mul?ple daycare businesses within a couple miles of 116 & Springmill, plus before and a?er
care at Clay Center Elementary.
2. A vacated building of that size would likely need to accommodate something larger than the approved shops &
restaurants that would benefit the area residents, of which I feel the Bridges already provides.
3. West Clay struggle for years to fill their retail vacancies with the city of Carmel having to step in with a library for
one loca?on. Is demand now that great?
Back in 2020, the Planning Commission rejected the JG Village commercial development I thought because the Bridges
already filled that need and the overwhelming concern of traffic passing through the neighborhood. The development
was later redesigned with promises of no more than 7(?) retail spaces among the residen?al proper?es.
