. Statement of compliance with the Carmel/Clay Comprehensive Plan (use additional pages if necessary):
The site is located within the US 31 Corridor sub-set of the Regional Commercial/Employment Area
recommendation of the 1997 Carmel/Clay Township Comprehensive Land Use Plan. The current primary or
underlying zoning classification for the site is S-2, which provides for single family development. However, the site
is also located in US 31 Corridor Overlay District prohibits further residential development. Therefore, the site
must be rezoned to have any potential for development. The requested rezoning to the B-6 classification would
allow for high intensity office, hotel or retail development consistent with the 1997 Carmel/Clay Township
Comprehensive Land Use Plan recommendations, the Carmel/Clay 2020 Vision plan recommendations and will be
subject to future ADLS review and approval by the Plan Commission at the time of development.

Indiana, more particularly described as follows:
Commencing at the Southwest comer of the Northeast Quarter of said Section 26; thence North 00
degrees 14 minutes 28 seconds West (based on a survey by Fink Roberts & Petrie, Inc., Project No.
03023) along the West line of said Northeast Quarter 96.29 feet to the proposed North right of way of
131 st Street and the POINT OF BEGINNING; thence continuing North 00 degrees 14 minutes 28
seconds West along said West line 616.06 feet to the Southern Limited Access Right of Way of U.S.
31 and a non-tangent curve to the right having a radius of2146.83 feet, the radius point of which
