HomeMy WebLinkAboutEXTERIOR - G000 - COVER SHEET1. PRIOR TO COMMENCEMENT OF THE PROJECT, THE GENERAL CONTRACTOR SHALL
PROVIDE EVIDENCE OF ALL REQUIRED FORMS OF INSURANCE TO OWNER'S
CONSTRUCTION MANAGER AND LOCAL AUTHORITIES. GC/PM MUST PROVIDE A LIST
OF SUBCONTRACTORS, A CURRENT SCOPE OF WORK AND TIMETABLE, AND ALL
OTHER LANDLORD REQUIRED DOCUMENTS, PRIOR TO WORK COMMENCING.
2. ALL REQUIRED PERMITS MUST BE OBTAINED FROM THE REQUIRED GOVERNING
AGENCIES PRIOR TO THE START OF CONSTRUCTION.
3. GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR AND OBTAIN ALL
INSPECTIONS AND LICENSES AND PAY REQUIRED FEES.
4. CONTRACTOR SHALL KNOW AND UNDERSTAND LOCAL CODES AND PROCEDURES
AND SHALL COMPLY WITH ALL REQUIREMENTS.
5. DO NOT SCALE DRAWINGS. WRITTEN DIMENSIONS TAKE PRECEDENCE OVER
SCALED DRAWINGS.
6. ANY DISCREPANCIES BETWEEN THE DRAWINGS AND SPECIFICATIONS SHALL BE
BROUGHT TO THE ARCHITECTS' ATTENTION IMMEDIATELY.
7. GENERAL CONTRACTOR SHALL COORDINATE WORK PERFORMED BY OTHER
CONTRACTORS, INCLUDING THOSE NOT CONTRACTED DIRECTLY UNDER THEM.
8. ALL SUBSTITUTIONS MUST BE SUBMITTED TO THE ARCHITECT AND OWNER FOR
APPROVAL DURING THE BIDDING PROCESS.
9. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR THE TIMELY ARRIVAL OF
ALL MATERIALS, EQUIPMENT, FIXTURES AND ANY OTHER SUCH MATERIAL(S) TO BE
UTILIZED ON THIS PROJECT. THE GENERAL CONTRACTOR SHALL NOTIFY THE
OWNER & THE ARCHITECT IN WRITING WITHIN (10) DAYS OF DATE OF CONTRACT OF
THOSE SPECIFIED ITEMS THAT MAY NOT BE READILY AVAILABLE. IF NOTIFICATION IS
NOT RECEIVED BY THE ARCHITECT & OWNER, THE CONTRACTOR ACCEPTS
RESPONSIBILITY FOR THE PROPER ORDERING AND FOLLOW-UP OF SPECIFIED
ITEMS AND WILL PURSUE WHATEVER MEANS NECESSARY AT NO ADDITIONAL COST
TO THE OWNER, TO ASSURE AVAILABILITY OF ALL SPECIFIED ITEMS SO AS NOT TO
CREATE A HARDSHIP ON THE OWNER & NOT DELAY PROGRESS OF THE WORK.
10. MECHANICAL, ELECTRICAL AND PLUMBING DOCUMENTATION TO BE BY
DESIGN/BUILD. MECHANICAL CONTRACTOR SHALL VERIFY EXACT DIMENSIONS WITH
EQUIPMENT MANUFACTURERS. MECHANICAL CONTRACTOR SHALL COORDINATE
ALL SIZES AND LOCATIONS OF DUCT OPENINGS BEFORE INSTALLATION AND VERIFY
DISCREPANCIES WITH THE ARCHITECT, IF ANY.
11. SEALANTS: ALL OPEN JOINTS, PENETRATIONS AND OTHER OPENINGS IN THE
BUILDING ENVELOPE SHALL BE SEALED, CAULKED, GASKETED, OR
WEATHERSTRIPPED TO LIMIT AIR/WATER LEAKAGE AND MEET CODE
REQUIREMENTS.
12. SAFETY: ALL CONDUCT, WORK, EQUIPMENT AND MATERIALS SHALL BE IN FULL
ACCORDANCE WITH THE LATEST SAFETY RULES AND REGULATIONS OF ALL
AUTHORITIES AND AGENCIES HAVING JURISDICTION AND BE THE SOLE
RESPONSIBILITY OF THE GENERAL CONTRACTOR.
13. ANY MATERIALS FOUND TO BE DEFECTIVE SHALL BE REMOVED AND REPLACED AT
NO ADDITIONAL COST TO THE OWNER.
14. THE CONTRACTOR SHALL REMEDY, WITHOUT COST TO THE OWNER, ANY DEFECTS
DUE TO FAULTY WORKMANSHIP.
15. G.C. IS RESPONSIBLE FOR KEEPING A PERMIT SET, CONSTRUCTION SET, RFI'S,
ARCHITECTURAL SKETCHES, AND CONSTRUCTION SCHEDULE ON SITE AT ALL
TIMES.
16. THE G.C. SHALL GUARANTEE IN WRITING ALL WORK, MATERIALS, AND EQUIPMENT
FOR A MINIMUM PERIOD OF ONE YEAR FROM DATE OF FINAL ACCEPTANCE. THE
G.C. SHALL PROVIDE THE OWNER WITH ALL EQUIPMENT MANUALS, WARRANTIES
AND OPERATING INSTRUCTIONS UPON FINAL ACCEPTANCE. SHOULD DEFECTS
OCCUR, ALL WORK SHALL BE REPLACED OR PROPERLY REPAIRED AT NO
ADDITIONAL COST TO THE OWNER.
17. THE GENERAL CONTRACTOR IS RESPONSIBLE FOR COORDINATING MECHANICAL,
PLUMBING AND ELECTRICAL SYSTEMS, AND FOR PROVIDING ALL NECESSARY
BLOCKING AND/OR FRAMING REQUIRED FOR THE INSTALLATION OF SAID
MECHANICAL, PLUMBING, AND ELECTRICAL SYSTEMS.
18. THE G.C. SHALL BE RESPONSIBLE FOR COORDINATING WITH OWNER ON ALL WORK
TO BE PERFORMED BY THE OWNER. ANY POTENTIAL CONFLICTS OR DELAYS
CAUSED BY THE OWNER'S SUBCONTRACTORS MUST BE DOCUMENTED IN WRITING
TO THE ARCHITECT AND THE OWNER BEFORE THE DELAY IS ACTUALLY INCURRED
FOR IT TO BE CONSIDERED. OTHERWISE THE G.C. WILL BE RESPONSIBLE FOR
MEETING THE SCHEDULE AS OUTLINED IN THE CONTRACT.
19. THE G.C. SHALL SUPPLY ALL MATERIALS, LABOR AND COORDINATION REQUIRED
FOR THE INSTALLATION OF ALL OWNER SUPPLIED ITEMS AS DESCRIBED IN THE
DOCUMENTS.
20. ALL EXTRA WORK MUST BE WRITTEN UP BY THE G.C. IN THE FORM OF A CHANGE
ORDER. INDICATED ON IT MUST BE A FIRM PRICE FOR THE WORK. ALL CHANGE
ORDERS MUST BE SUBMITTED TO THE OWNER FOR APPROVAL PRIOR TO
COMMENCEMENT OF WORK.
GENERAL PROJECT NOTES:
1. FOR TYPICAL NON-LOAD BEARING PARTITIONS. REFER USG STEEL-FRAMED
DRYWALL SYSTEMS "LIMITING HEIGHT - STEEL STUD ASSEMBLIES CHART. USE THE
L/240 ALLOWABLE DEFLECTION FIGURES ONLY.
2. DIMENSIONS ARE TO FACE OF GYPSUM BOARD, COLUMN LINE OR FACE OF
MASONRY.
3. MINIMUM DIMENSION FROM ANY CORNER OR WALL TO FRAMING STUD AT DOOR
JAMB OPENING SHALL BE 4" (U.N.O.).
4. PROVIDE METAL OR F.R.T. WOOD BLOCKING FOR ALL SIGNS AND ANY OTHER WALL
MOUNTED EQUIPMENT.
5. G.C. TO VERIFY ALL FINISHED DIMENSIONS. FIELD CONDITIONS ALTERING ANY
DIMENSIONS SHOULD BE BROUGHT TO THE ATTENTION OF THE OWNER AND
ARCHITECT.
6. CONVENIENCE OUTLETS MOUNTED BY APPLICABLE REGULATORY REQUIREMENTS
U.N.O. CONVENIENCE OUTLETS TO MATCH ADJACENT WALL COLOR AS REQUIRED.
OUTLETS TO BE LOCATED SO AS TO BE AS INCONSPICUOUS AS POSSIBLE AT 18"
A.F.F. U.N.O.
7. ALL EXIT DOORS SHALL BE READILY OPENED FROM THE SIDE FROM WHICH EGRESS
IS TO BE MADE WITHOUT USE OF KEY OR SPECIAL KNOWLEDGE. ALL EXIT DOORS
SHALL HAVE ALL HARDWARE NECESSARY TO SATISFY THE REQUIREMENTS OF THE
AUTHORITIES HAVING JURISDICTION.
8. ALL INTERIOR FINISH AND TRIM MATERIALS SHALL MEET APPLICABLE REGULATORY
REQUIREMENTS FOR CLASS C FLAME SPREAD INDEX 76-200 AND SMOKE
DEVELOPED INDEX 0-450 RATINGS.
9. ALL WORK, MATERIALS, AND EQUIPMENT SHALL BE GUARANTEED FOR A MINIMUM
PERIOD OF ONE YEAR FROM DATE OF FINAL ACCEPTANCE. THE G.C. SHALL
PROVIDE THE OWNER WITH ALL EQUIPMENT MANUALS, WARRANTIES AND
OPERATING INSTRUCTIONS UPON FINAL ACCEPTANCE.
10. THE G.C. SHALL SUPPLY ALL MATERIALS, LABOR AND COORDINATION REQUIRED
FOR THE INSTALLATION OF ALL OWNER-SUPPLIED ITEMS AS DESCRIBED IN THE
DOCUMENTS, U.N.O.
11. THE G.C. IS RESPONSIBLE FOR ALL FLOOR AND WALL PENETRATIONS FOR
ELECTRICAL AND MECHANICAL WORK. ALL SUCH OPENINGS SHALL BE FRAMED AND
REINFORCED. SEE STRUCTURAL DWGS. FOR REQUIREMENTS FOR ALL SLAB
PENETRATIONS.
12. THE G.C. SHALL CLEAN THE SITE OF ALL UNNECESSARY DEBRIS PRIOR TO
STARTING CONSTRUCTION, AND SHALL KEEP THE SITE NEAT AND CLEAN AT ALL
TIMES. THE G.C. SHALL CLEAN ALL DOORS, WINDOW GLASS, INTERIOR AND
EXTERIOR WALLS, CEILINGS AND FLOORS, AS WELL AS ALL INSTALLED ITEMS
(FIXTURES) BEFORE FINAL TURNOVER.
13. ANY DECORATIONS USED SHALL BE NON COMBUSTIBLE OR BE FLAME RETARDANT
IN AN APPROVED MANNER AS REQUIRED.
14. REFER TO ELECTRICAL DRAWINGS FOR EXACT NUMBER, LOCATION, AND TYPE OF
LIGHT FIXTURES TO BE PROVIDED. SUBMIT SHOP DRAWINGS ON ALL FIXTURES.
15. IF REQUIRED ALL STRUCTURAL FRAMING, HANGERS, CHANNELS, RODS AND OTHER
MISCELLANEOUS SUPPORT STEEL SHALL BE PROVIDED BY THE G.C. PROPER
SUPPORT OF SUSPENDED / SUPPORTED EQUIPMENT SHALL BE FASTENED TO
STEEL, CONCRETE, OR MASONRY. G.C. TO COORDINATE WITH STRUCTURAL
ENGINEER, IF REQUIRED, FOR INSTALLATION OF ALL EQUIPMENT.
16. ALL NOTED CEILING DIMENSIONS ARE INDICATED AS CLEAR ABOVE FINISHED FLOOR
DIMENSIONS. ALL DIMENSIONS ARE TO FINISH FACE, U.N.O.
17. REFER ELECTRICAL DRAWINGS FOR ELECTRICAL REQUIREMENTS.
18. PAINTING MUST NOT COVER OR AFFECT THE FOLLOWING: SPRINKLER HEADS, PIPE
OR CONDUIT LABELING, FIRE / SMOKE DETECTION SENSORS, AUDIO VISUAL ALARM
DEVICES OR MANUFACTURER AND UL SPECIFICATION LABELS.
19. ALL WEATHER BARRIER INDICATED IN DETAILS AND SECTIONS IMPLIES COMPLETE
RESISTANCE TO ALL WEATHER, AIR, WATER AND MOISTURE. ALL WEATHER BARRIER
INSTALLATION TO BE PER MANUFACTURER'S STANDARDS, RECOMMENDATIONS AND
DETAILS TO INSURE CLOSURE OF ALL BUILDING EDGES AND TRANSITIONS.
21. FIELD VERIFY ALL DOOR JAMB THROAT DIMENSIONS FOR DOOR FRAMES AS
REQUIRED.
