HomeMy WebLinkAboutPacket for HO 04-22-24To Whom It May Concern: RE: PZ-2024-00051 V Trent and Candice Oman, Property Owners A) Short Letter Introducing Project Thank you for your consideration of variance request PZ-2024-00051 V for the property owned by Trent and Candice Oman, located at 10835 Independence Way, Carmel IN. As an introduction, we are a family of six and have resided here since 2011. We enjoy living in our neighborhood and plan to reside here for the foreseeable future. In the past two years, we have doubled the number of drivers in our home and vehicles as our oldest two children have entered into their driving years, and our younger two children are not far behind. At present, we only have a two-car garage and need additional garage and storage space. Our home also lacks general storage space and does not have a basement. We wish to construct an attached garage addition that will meet the needs of our family by providing additional storage space for indoor parking of vehicles for 2 adults and two driving children in addition to general item storage (e.g. household items, lawn mower, dirt bike, motorcycle, etc.). Once completed, the property, home, and new attached garage addition will be a welcome improvement to the area. B) Statement of Variance Request We are specifically requesting this variance for a 28’ x 30’ attached garage that will be connected to the main home by an 8’ x 14’ finished entryway. Plans for the building have been submitted and describe the specifics. The building will sit at the end of the existing concrete driveway, allowing vehicles to enter in garage in a direct manner. The building will be constructed and finished to match the primary home. C) Statement of Support The Carmel UDO states that a maximum 24’ x 30’ detached garage allowed and our requested dimensions are 28’ x 30’. Also, the UDO states the combined square footage of the ground floor area of garages and/or accessory buildings shall not exceed 75% of the ground floor area of the principal building and our proposal requests 120%. As mentioned above, this proposed garage space will enable us to park our large SUV and truck indoors. With this addition, we will reduce the number of vehicles parked on the driveway and street on a regular basis, decreasing potential theft and weather concerns. Furthermore, our home is positioned on a cul-de-sac "eyebrow" type road, often used by vehicle operators as a turn-around location and also which can become congested with parked vehicles. There are also many small children that play or ride bikes/scooters in adjacent yards, driveways, and cul-de-sac area. The proposed garage would improve the general safety of the roadway area by reducing on-street parking, thereby allowing better visibility for children, pedestrians, and motor vehicle operators.
