We have contracted wth Weihe Engineering to work with Gary to propose a mutually agreeable design. It has become apparent that this design will not meet your Feb 6th deadline requirerment, so I request at this time we withdraw our application scheduled for your Board's review on Feb 21st, and allow us time to complete our design/use. I have reviewed your "bullet-points" and will comply fully. Although I want to understand exactly what you are saying. You make several references to a "thoroughfare plan". This is something I want to understand completely. Where can I find this "plan"? I appreciate your kind consideration. Dedication of road right of way, per the 20-year thoroughfare plan will be required. Contact Gary Duncan at the engineering dept for more info at 571-2441. 2. Revise your findings of fact sheets to better prove your case to the BZA. 3. Show parking on the site (delineate with 10 ft x 18 ft or 9-ft x 20-ft spots). 4. Provide the hours of operation, number of employees, and the number of customers per day. S. Show/label on the site the 70-ft half road right of way of 116th Street from the center of the road ( per the Thoroughfare plan). 6. Provide the height of the sign from ground level to the top, and provide the sign colors. 7. Show/label the sign's 5-ft setback from the road right of way, per the Thoroughfare Plan, a 70-ft half right of way from the center of 116th S1. 8. Provide a landscape plan to show a landscaped area around the base of the sign that is the same square footage as the sign. A landscape plan may be required for the whole site. Please contact Scott Brewer, city forester, at 571- 2417. 9. Provide a floor plan, showing the gross floor area of the proposed use. 10. How will trash be handled, via dumpster or trash can? Also, have you spoken with the adjoining neighbors or neighborhood association about the proposed use? If not, you might want to do that to see if you will get any opposition to your petition. Even though this site is along 116th Street, this may not be the best location for your new office, since it is pretty much in the middle of an established residential neighborhood. . . We obtained permission for both the use as a home/office and a variance for the ground sign. Although I will be submitting an application for a use variance as a small commercial office within the month. I am concerned that as our business grows, we may not continue to function without a commercial variance. I am also considering making the 116th property our permanenUprimary office.
