Hi Bric,
I’m writing to indicate my opposition to a proposed 10,000 sqft daycare at JGV due to the following
concerns:
1. Initial PUD approval intended for JGV to be a small, “corner store feeling” and limited commercial
space to 5,000 sq ft. This zoning request is double the allotment and creates a busy, high traffic scenario
inside of a neighborhood development.
2. The increased traffic and congestion in this proposed facility will negatively impact Jackson’s Grant
and JGV homeowners, as well as surrounding streets and roundabouts. The roundabout at 116th and
Spring Mill is very busy especially at peak morning and evening times. It’s already dangerous to attempt
to cross the street here on foot. We walk our dog regularly up and down spring mill and it’s a challenge to
cross safely. Adding a large commercial space with heavy AM and PM traffic will only make this worse. It
will be very difficult for anyone to leave the south entrance to JGV to travel east on 116th with the existing
level of traffic that runs at peak times through this intersection. There is also no easy way for someone
leaving JGV to travel north on spring mill without going through the main streets of the neighborhood. This
poses a dangerous scenario for the adults, children and pets who play and exercise in the Jacksons
Grant community.
3. Commercial High Density Creep: This is an example of the high density commercial space that
residents of West Carmel have been vocally opposed to having west of Spring Mill for many years.
Approving this opens the door for more higher density commercial options between Spring Mill and
Michigan Rd.
4. I’ve listened to many meetings where folks are discussing a housing shortage in Carmel. This is a
prime opportunity to add more townhomes at moderate prices rather than large commercial space.
