Alli in Legal let us know that we can request landscaping compliance as a condition of approval for the BZA sign
variance, as part of our Recommendation to the BZA Hearing O?icer.
(V) Connection Pointe Church Sign Variance.
The applicant seeks the following development standards variance approval for a wall sign:
Docket No. PZ-2024-00243 V UDO Section 5.39.3(h)(i) Sign height (109” height allowed, 117.6”
requested). The site is located at 2599 E. 98th St. and is zoned S2/Residence and Keystone Parkway Overlay
District. Filed by Sarah Zimmerman with Connection Pointe Church.
What and how much landscaping do you want to request as a condition of approval? The 30-wide greenbelt plus
all the plantings required within that 30-ft wide area? …That would be a lot of plantings required by the church, for
an honest mistake the sign company made on the slightly larger sign size… Maybe there is a compromise? Please
let me know plant numbers, and I will add it to tomorrow’s BZA Dept. Report.

I saw Connec?on Pointe added a landscape plan to their submission materials on PDox. I wanted to verify with you
before no?fying them in a comment, because this area is within the Keystone Overlay, they have to plant within the
required greenbelt according to the UDO Sec?on below, correct?
I’m a?aching their landscape plan. This is a good opportunity to bring the site into compliance and I wanted to make
sure they did not have any variances for this sec?on before advising them to work with you. Please let me know your
thoughts.

I would highly recommend 5-7 longer living oak trees, like red oak or
chinkapin oak, between the building and Keystone at 40 foot spacing to
provide a level of buffering and aesthetics for both Keystone traffic and site
visitors. I would also recommend a row of shrubbery between the parking lot
and the 98th St/Keystone intersection for beautification and screening of
cars. The shrub row would not need to be adjacent to the parking lot but
could be within the lawn area as desired.

Bicycle parking
Section 5.29 of the City's UDO requires bicycle parking to be provided for
assembly uses to be provided at a rate of 2% of the maximum capacity.
Bicycle racks are to be an inverted-U or A-frame rack type and are to be
installed within fifty (50) ft of the main entrance(s) of the building. Revise the
plans to include the required bicycle parking and include a detail showing
the proposed rack to ensure that it will comply with the City's
standards/requirements. Please refer to section 5.29 of the City's UDO for
more information/details.
