After further discussions, below is what is still required:
- Please provide a sidewalk connection from the
northern east/west sidewalk out the College Ave.
sidewalk/path. (Image has been uploaded to
Correspondence folder to show the affected area).
- Also, per UDO Section 1.07 and the Comp Plan’s
Thoroughfare Plan, a sidewalk is required along the
105th Street frontage (or payment into the
Thoroughfare Fund for what it would cost to construct
it.) If you do not want to do either of those things,
please seek variance approval from the Board of Zoning
Appeals, from UDO section 1.07. And, please note that,
with variances, you have to prove a practical difficulty as
to why you cannot comply with the Unified
Development Ordinance regulations. Feel free to
contact Joe Shestak in the Planning/Zoning Dept. for
details about the BZA Variance process:

monetary contribution to the TF, please provide Alex

The Family Center is open earlier and open later than
typical facilities spread out drop off & pick up times
(5:30am – 7pm). In addition a valet pick up option is
available to parents:
The valet drop off and pick up system definition:
The Family Place caters to our families by understanding
their needs daily. Often times when parents drop off
they are on the way to work and when they pick up they
are ready to go home. Our system created allows for
rapid drop off and pick up. We use a text system when
families text the designated number 10 min before
arrival to allow us the time of preparation to answer the
door to receive as well as time to prepare for departure
so parents don’t have to struggle with gathering
belongings, changing final diapers, assisting them to
potty, peeling children away from environments they
may not be ready to leave. This system has worked since
COVID where it also keeps our building cleaner than
most because it minimizes traffic inside the school and
also adds an extra layer of security because it’s always a
trusted person at the doors of exchange. Traffic during
most needed times is also reduced because of this
system when in normal circumstances it takes parents
an average of 15 to 20 minutes to find classrooms,
remove jackets, give info about the day and vice verse
at pick up time. The valet system time averages 3 to 5
min of exchange which is better for our families.

spaces to be calculated separately for each parking lot
on a site. Revise the plans to include and accessible
parking space for the parking lot at the north east

constructing the sidewalk or request a variance from the
section 1.07 of the City's UDO. If you elect to provide a
monetary commitment in lieu of constructing the path,
please work with the Engineering Department to
determine the appropriate commitment amount to
fulfill this requirement. If you wish to request a variance
for this requirement you need to submit a development
standards variance request for the Board of Zoning
Appeals to review. The application for a development

This proposed landscaping to be removed was requested to be shown on
the landscape plan as existing landscape because it met the perimeter
bufferyard requirement. UDO 5.19.F All areas adjacent to single family
requires a 30' wide buffer area with landscaping. This was the only area that
didn't have hardscape pre-existing. If this landscaping is to be removed,
there is still a 30' wide buffer required with 8 shade trees/evergreens, 2
ornamental trees and 30 shrubs per 100 linear feet required. A playground
would not be proper use of a landscape bufferyard requirement. Please leave
the existing landscape as-is and note it on the plans or explain how this
bufferyard requirement will be satisfied. I believe there are more evergreen
trees at this location than shown on this demo plan as well.
