The following issues must be resolved prior to signature of the plat by the director: 1. Add the secondary plat docket number (153-02 SP) to the plat. Please submit a revised Secondary Plat with the above-mentioned changes. Once these changes have been made and comments addressed, please produce a Mylar copy for signature by this Department. Revisions requested by Carmel DOCS are as follows: 1. A secondary plat application for Shelbourne Estates is enclosed. 2. The monuments and markers have been updated by adding concrete monuments at the perimeter of the subdivision section. The common areas for the islands were removed in the last plan revisions. 3. The plat docket numbers have been added to the first page of the Shelboume Estates plat. 4. The Albert Shaw Drain easement has been removed in favor of the regulated drain easements on the storm sewers. 5. The landscaping plans have been revised including the mounding. 6. Copies of the letters to the agencies listed describing the changes are enclosed. Approval letters will be forwarded when we receive them. 7. The path easement note has been added to each common area with paths. 8. The sidewalks have been revised to 5' in width. 9. The plat will be certified prior to routing once we have all approvals and are done revising the plat. 10. The perimeter road improvements cost estimates and agreements are being handled directly by the Developer. Please approve these revised plans or call me if you have any questions. Estates (Second Review Letter) Dear Cort: This letter is in response to the Secondary Plat filing for Claybourne, Section 1 (Plans received May 20, 2002). The following issues must be resolved prior to signature of the plat by the director: 1. File a separate Secondary Plat application for "Claybourne Estates" which it is my understanding that wants to be called "Shelbome Estates. We require the file be separated for the new Secondary Plat. 2. The monuments and markers should be as required under Section 8.2 of the SCO. a. Add concrete monuments at all comers that form the boundary of pla~, as required under SCO 8.2.1 (2). (The comers of Claybourne, Section One need to by concrete.) b. (It is my understanding that the Highway Department wants the areas in the boulevard within the right-of-way, not separate blocks. Please advise. HCH Letter dated 6-10-02, comment # one (1). 3. Provide Primary Plat (119-01 PP), and Secondary Plat (??-02 SP) on page one of new plat once issued. 4. Relocate Albert Shaw Legal Drain per approval of Surveyors Office. 5. It appears that the mounding along 13151 Street has changed per the submitted construction set. Please revise and resubmit. If this impacts the approved landscaping please advise. 6. Forward a copy of the final review letters (post mounding and landscaping modifications) from the following agencies: Hamilton County Highway, Hamilton County Surveyor, Carmel Utilities Department 7. Add note to plat on public access to trails (see attached example). 8. Reminder: All sidewalks are required to be five (5) feet in width, plans still show four (4) feet. See Carmel TAC minutes from Feb. 2002. 9. Have Mylar signed by property owner and surveyor (with R.L.S. seal) prior to signature by director. 10. Provide fmal written proposal regarding cost of Road Improvements per Commitment made by owner at time of Primary Plat. We may request that additional improvements at 13151 Street and Shelbome Road be made when Section Two is submitted. Please submit a revised Secondary Plat with the above-mentioned changes.
