Docket No. 151-02 PP; The Villas at Sweet Charity Farms (Primary Plat) The applicant seeks app~oval to plat a 54-lot residential subdivision on 38.01 acres. The site is located on the south side of 1418t Street 1/8 mile east of Towne Road. The site is zoned S-I/Residence - Estate. Filed by Rich Kelly ofEMH&T for Justus Home Builders, Inc. The applicant is proposing a 54-lot subdivision. Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space. The applicant has provided adequate responses to all Department concerns to date. Concerns raised at the Public Hearing on November 19th include the following: 1. Drainage concerns on property to the south 2. Desire to see street stub to south modified 3. Concern regarding greater density due to the inclusion of the Brown property 4. Desire to see the proposed type of street lighting 5. Request to see TAC minutes 6. Comment that 6acres was to much open space to be maintained by residents In order to comply with the Thoroughfare Plan along the perimeter of proposed subdivision the applicant will be providing improvements along the south side of 141 8t Street consistent with the required level of improvements. They should address this at the committee meeting. In addition the Department would like to see 20-25 addition shade tree plantings along the west side of the subdivision and at the southeast comer within common areas. Revised landscape plan will be presented at the meeting. The Department recommends that the Subdivision Committee forward this item back to the full Plan Commission with a favorable recommendation after all comments and concerns have been addressed.
