Info Only 2 1 Planning & Zoning Angie Conn 5/3/24 9:37 AM Comment Thank you for paying the $420.50 TAC application filing fee. Info Only 3 1 Planning & Zoning Angie Conn 5/3/24 9:39 AM Comment There is concern about the "dink" noise related to use of the outdoor pickleball courts; noise mitigation is needed - please provide info on how this will be accomplished. Responded by: Benjamin Houle - 6/19/24 11:50 AM The pickleball courts are located over 200’ from the property line. There is a heavily wooded fence line at the property line, and a dense buffer planted along The property line when the parking lot was installed. There are 2 bays (4 rows) of parking between the buffer and the courts, and we’re planting 2 additional trees adjacent to the courts. We believe these mitigations are over and above issues detailed in the studies that we have researched. Additional shrubs or sound mitigation efforts will provide minimal if any sound impacts. Responded by: Benjamin Houle - 7/9/24 9:39 PM Along with the drastic elevation change from the road and the existing accessible route to/from the path, the Church has some pretty severe concerns from a security standpoint and does not wish to direct the public essentially through a 'back door' area that would not be often traveled or monitored. While the court would be open to the community, it is not meant to be a public park and users should have to at least go through the front entry drive to get there. ---------------------------------------------------------- Reviewer Response: Angie Conn - 6/21/24 3:49 PM I will need to consult with the Planning Director about this, because a path connection was installed with the parking lot to the north, so why should a path connection not also be required for the parking lot and buildings to the south? (Especially since this area is also meant to be accessible by the public.) Please stay tuned. ---------------------------------------------------------- Responded by: Benjamin Houle - 6/19/24 11:52 AM The site meets the requirements for connectivity and accessibility for connection to that trail at the main entry. The area in question is challenging from a grading standpoint and not as heavily trafficked as the main entry and could present security issues. For these reasons, the Owner respectfully requests to utilize the existing connection. (See UDO section 5.29 for the bike parking standards). Please continue to work with David Littlejohn to get this addressed. Responded by: Benjamin Houle - 7/9/24 9:40 PM The bike rack is shown, although it looks like just a line. It is on the blow-up of the south entry to the Food Bank and is labeled with a key note. ---------------------------------------------------------- Reviewer Response: Angie Conn - 6/21/24 3:54 PM I see the bike rack label in the Legend, but I do not see where the bike rack is on sheet L100 - please clarify. ---------------------------------------------------------- Responded by: Benjamin Houle - 6/19/24 11:54 AM A covered bicycle rack has been added (see sheet L 100) for the proposed buildings.
