The applicant seeks the following development standards variance approval:

The site is located at 2160 Keystone Way and is zoned B-8/Business.
The petitioner is requesting permission to modify two existing monuments, add one new
monument, as well as add 3 new directional signs.
Statement of Support
The proposed signage will be an addition that will allow the shopping center to be easily
navigated through. The number of signs is essential due to the size and layout ofthe
shopping center. In order to have adequate signage throughout the center the addition of
the new monument is key in notifying the people traveling on the busy streets on all road
frontages. The three directional signs are also important to help patrons navigate through
the large shopping center with ease. Both the new monument and the directional signs
lend themselves to helping people travel in and around the shopping center safely.
It is important to provide adequate identification to the businesses within the shopping
center. Again, this is largely attributed to the size of the center. For this reason the
petitioner has proposed an additional monument sign. In this instance not all tenants are
included on the sign due to the limited amount of square footage. All the large more
nationally recognized stores will draw attention to the other tenants in the complex as
they draw patrons in to the shopping center.
The modification ofthe two existing monuments is essential in providing enough space
to adequately identify tenants. These signs are in an ideal location and are placed in an
area that is conducive with the placement of the signage of surrounding businesses.
