Project Narrative
Hamilton Beverage, one of a family of stores owned and operated by United Package
Liquors, has submitted to the City of Carmel an application for an ADLS Amendment
for an exterior remodel and new signage for their store located at 2290 E 116th Street.
Hamilton Beverage plans to remodel the existing two-tenant building, eliminating the
second tenant space in order to occupy the building in its entirety. A proposed floor
plan and photos of their Geist store (operated under the name United Fine Wines and
Spirits) are included in Tabs 4 and 6 as representative of the remodel that will take
place. The changes to the building will necessitate minor improvements to the 116th
Street elevation in order to convert the building from a multi tenant building to a
single tenant building. The two separate tenant doors will be removed and replaced
with windows, and a new, centralized door will be added. A proposed building
elevation is included in Tab 4.
Finally, as part of this remodel, Hamilton Beverage plans to update its signage. They
plan to replace two existing signs with two new signs. A third existing sign will be
removed. Two of the three existing signs are located on the 116th Street frontage, one
above each tenant space. The third sign faces a private drive to the east. There is no
freestanding signage. The signs do not conform to the current Ordinance standards
but received a variance in the late 1970s. Hamilton Beverage proposes to keep one
sign on the 116th Street frontage, and one sign on the eastern elevation. While the
total sign area on the building would be reduced through the removal of the second
tenant sign, the new signs exceed the maximum area permitted. Thus, a variance has
been filed and is docketed for hearing by the Board of Zoning Appeals on March 26th.
The total sign area requested is 176.73* square feet (123.03 square feet oriented to
116th Street and 53.7 oriented to the east). Only 45 square feet is permitted, with no
signage permitted on the east side of the building.

Note: Carmel's Ordinance measures sign area as the maximum vertical dimension
of the sign times the maximum horizontal dimension of the sign. The unique
shape of these proposed signs therefore results in a large amount of air being
counted as part of the sign area. The total proposed area of actual signage is
85.49 square feet on the 116th Street elevation and 38.55 square feet on the
eastern elevation.
