Present Use of Property: The current use is a vacant lot. This project will be the property that will be utilized as our
primary residency.

Project Description: Melton Residence Front Yard Setback Variance
Section of UDO being varied from: UDO Section 2.12 has a minimum 30-ft front yard setback, and we are requesting a
20-ft setback.
Explanation of why variance/waiver is being requested: Our application seeks to address pressing concerns regarding
privacy, safety, and access to our backyard, which has been significantly compromised due to neighboring properties
encroaching on our lot.
The current setback requirements impede our ability to enjoy a safe and private outdoor space, particularly as we aspire
to expand our family. Reducing the setback will enlarge our backyard space, fostering a secure environment where our
family can thrive and create lasting memories. There are similar setbacks already in place for numerous homes within the
Homeplace neighborhood and on our street. Therefore, our request aligns with existing standards and will not disrupt the
cohesive character of the area or adversely impact adjacent properties.
