Docket No. 149-02 DP Amend; Providence at Old Meridian (Development Plan Amendment) The applicant seeks approval of an amendment to the approved Development Plan for Providence at Old Meridian. The site is located at the northeast comer of West Carmel Drive and Old Meridian Avenue. Filed by the Buckingham Companies. The applicant is seeking to amend the Development Plan that was approved for the Providence at Old Meridian PUD. The new plan will accommodate townhomes in place ofthe apartments originally proposed. Please see the informational packet provided by the applicant prior to the Public Hearing on November 19th.. The Department requests the applicant provide the Plan Commission members with the following for their review and discussion at the December 3rd Committee meeting: 1. A recorded copy of the Commitment Concerning the Use or Development of Real Estate made in connection with the rezone of this property. 2. A legal description and exhibit illustrating the area to be dedicated to the City for the construction of a future road at the north side of the real estate. Dedication of this area shall be required as part ofthe DP Amendment approval process. 3. An exhibit illustrating the not less than 10% of land in the District allocated to Recreational Space per Section 11.1 of the PUD Ordinance. 4. Provide initial renderings and photos of existing structures. This will provide the Commission with a point of reference when reviewing the proposed elevations. 5. An exterior lighting plan, photometric plan and cut sheets illustrating the proposed site lighting features. 6. The Landscape Plan does not include shrubs. Is this intentional? Please advise. All revisions must be sent to Scott Brewer for review. Mr. Brewers review and approval of the plans is required prior to approval by the Plan Commission. No revised Landscape Plans have been received and the proposed plans do not meet the Ordinance. 7. Provide detail on plans illustrating the construction of the 6' path along the south and east sides of the property to be constructed with Phase II. 8. The proposed building at the southeast comer of North Park Avenue and the future public street should be pulled up to the sidewalk, parallel with the future public street. 9. Pipe the runoff from the future commercial area. Do not run this drainage into the proposed right-of-way. The Department recommends that the Subdivision Committee forward this item back to the full Plan Commission with a favorable recommendation after all comments and concerns have been addressed.
