(Development Plan Amendment)
The applicant seeks approval of an amendment to the approved Development Plan for
Providence at Old Meridian. The site is located at the northeast comer of West Carmel
Drive and Old Meridian Avenue.
Filed by the Buckingham Companies.
The applicant is seeking to amend the Development Plan that was approved for the Providence at
Old Meridian PUD. The new plan will accommodate townhomes in place of the apartments
originally proposed. Please see the informational packet provided by the applicant for a brief
overview ofthe proposed site layout.
The Department requests the applicant provide the Plan Commission members with the
following for their review:
1. A legal description and exhibit illustrating the area to be dedicated to the City for the
construction of a future road at the north side of the real estate. Dedication of this area
shall be required as part ofthe DP Amendment approval process.
2. An exhibit illustrating the not less than 25% of land in the District allocated to Open
Space per Section 10.1 ofthe PUD Ordinance.
3. An exhibit illustrating the not less than 10% ofland in the District allocated to
Recreational Space per Section 11.1 of the PUD Ordinance.
4. Additional, more detailed, exhibits illustrating the exterior of the proposed buildings to
determine conformance with the Design Vocabulary of the PUD. Provide initial
renderings and photos of existing structures. This will provide a point of reference when
reviewing the proposed elevations. Specifically, the applicant must illustrate compliance
with section 7.4 of the PUD Ordinance.
5. An exterior lighting plan, photometric plan and cut sheets illustrating the proposed site
lighting features.
6. A Landscape Plan to include shrubs. All revisions must be sent to Scott Brewer for
review. Mr. Brewers review and approval ofthe plans will be required prior to approval
by the Plan Commission.
7. Provide detail on plans illustrating the construction of the 6' path along the south and east
sides of the property to be constructed with Phase II. An alternative has been discussed
but no plan has been submitted for consideration.
8. Provide additional detail regarding the transition between the detention and the proposed
sidewalklbuildings.
The Department recommends that this item be forwarded to the Subdivision Committee on
December 3rd for further discussion.
