This process is necessary for creation of a new lot, or group of lots, or complete subdivision. 1. Initial discussion with staff regarding applicable subdivision standards, condition/capacity of infrastructure, and availability of utilities. 2. Developer presents sketch plat for review by staff. 3. Submit plans to TAC (Technical Advisory Committee members) for their review. 4. Developer submits primary plat application and two (2) copies of plat. 5. Administrative review by the Department of Community Services staff. 6. The Technical Advisory Committee reviews the plat and offers suggestions and recommendations. 7. Petitioner obtains list of all property owners within a 660 foot radius of the subject property from the County Mapping and Transfers Office. 8. Petitioner prepares legal notices for property owner notification and newspaper advertisement and advises staff. 9. Petitioner submits newspaper advertisement to newspaper of general circulation in Hamilton County at least 25 days prior to the public hearing. 10. Petitioner mails certified mail notice to all property owners within a 660 foot radius at least 25 days prior to the public hearing. 12. Plan Commission Agenda is posted. 13. Plan Commission hold public hearing and gathers information from public. 14. The Plan Commission refers project to the Subdivision Committee for further review, suggestions and recommendations. 15. INIMAN2672950vl u (,,) Exhibit B Clarian North Campus 401 North Pennsylvania Parkway Requested Variances of Developmental Standards ~ance 1: Section 23B.8.1(c) Build-to Lines. Requirement: Build-to line of 1-465 is 90' from the property line. Allow building to be located approximately 200' from the property line. The possible expansion of 1-465, the need to allow for vehicular circulation around the entire building and the need to provide retention/detention facilities on-site require a greater setback trom the interstate. Request: Reason: Jariance 2: Section 25.1.2.B.1 Maximum Heioht of Accessory Buildinos in the Business. Industrial. and Manufacturino Districts. Requirement: Twenty-five feet (25') Forty-six feet (46') Request: Reason: The equipment to be housed within the Accessory Building (central utility plant) requires a greater clearance than the permitted twenty-five feet (25'). This equipment includes generators and related equipment closely associated with life support systems utilized by the hospital. Ja,riance 3: Section 25.1.2.B.3(a)(1)(b) Minimum Front Yard Setback for Accessory Buildinas in the Business. Industrial. and Manufacturina Districts. Requirement: When detached from the Principal Building, Accessory Buildings shall be set back at minimum ot twenty-five feet (25') from behind the building Setback Line. At this location, the building Setback Line for College Avenue is sixty feet (60') plus the required twenty-five feet (25') results in a required Setback Line of eighty-five feet (85') for the Accessory Building (central utility plant). Request: Permit the Accessory Building (central utility plant) to be located sixty feet (60') from the College Avenue right-ot- way. Reason: Locating the accessory building in compliance with the ordinance will significantly interfere with vehicular circulation. The proposed location of the accessory U' building does comply with the required setback for a primary structure. ~Section 238.10.4 Protection of Existing Trees. Requirement: The Landscape Plan must preserve not less than seventy percent (70%) of all trees that are: (a) nine inch (9") DBH or larger, and (b) located within the Greenbelt, Planting S~rips and perimeter buffering. u ~ff" Request: Allow less than seventy percent (70%) of all trees that are (a) nine inch (9") DBH or larger, and (b) located within the Greenbelt, Planting Strips and perimeter buffering, to be preserved. Requirement: Maximum Floor Area Ratio (FAR) shall not exceed 0.70. Maximum Floor Area Ratio (FAR) of 1.029. Request: Reason: The proposed development includes an underground parking garage. Applicant believes that the definition of "Floor Area Ratio" excludes the gross floor area of surface parking lots, covered parking and underground parking garage from the calculation. If Applicant's interpretation of the definition of "Floor Area Ratio" is correct, then the "Floor Area Ratio" for the proposed development is .608 and does not require a variance. However, if the Applicant's interpretation of the definition of "Floor Area Ratio" is not correct and the gross floor area of the underground parking garage is included in the calculation of "Floor Area Ratio," then the "Floor Area Ratio" is 1.029 and a variance is required for the proposed development.
